Residential Transactions

At the Law Office of Jace C. McColley, LLC, we understand that purchasing or selling a residence is a significant milestone in a homeowner’s life. We also know that these transactions are key to the livelihood of professional real estate investors. Because of this, we stay abreast of all current laws and regulations to ensure we provide our clients with up-to-date representation combined with an open line of communication. After all, client satisfaction is our ultimate goal.

Assistance for Residential Purchasers and Sellers

We assist clients from all walks of life with purchasing and selling residential properties. We take all steps necessary to guarantee that our client’s interests are protected, and clear title is passed from seller to buyer.

Services We Provide

The services we provide to our residential transaction clients are thorough and transparent. They include:

Contract Review: At the heart of every transaction is a contract that contains the expectations of all parties. It is always a good idea to have a contract reviewed by an attorney before signing it so that there are no surprises down the road. An attorney at our firm takes the time to review contracts on behalf of our clients before they sign, so they are clear on their obligations and the obligations of all other parties.

Title Review & Clearing: When title to a property passes from a seller to a purchaser, it needs to be clear of all liens and encumbrances. Our attorneys review the title to every residential transaction to ensure the title is clear, and when it is not, advise our clients accordingly. Often, our firm is able to take the steps necessary to make the title clear so that closing may proceed.

Refinances: Our firm handles refinances for residential property owners. This includes cash-out refinances and refinances to lower the loan’s interest rate and payment

For Sale By Owner Transactions: While there is typically at least one real estate agent involved in selling a residential property, we understand there are situations where the seller and buyer deal directly with one another and without the involvement of an agent. Our firm can provide the guidance needed to ensure that these transactions proceed smoothly.

Litigation Services: We do our best to make certain every transaction we handle proceeds as planned with minimal stress for our clients. Even so, several issues may arise that require litigation to handle properly. Our clients can rest assured that our attorneys are also skilled civil litigators who can handle whatever arises to best serve their interests.
